Gearing:

The major portion of the purchase amount for the building is raised from investors with the option of a mortgage facility of no more than 50% to expedite transfer of the property company.

A portion of the rental income and all new investment monies are then used to settle the bond. The bond term will not exceed 10 years. The gearing option allows the fund liquidity and to acquire new properties using existing properties as security.

At present the fund has no gearing. The long term view of the fund is not to gear more than 15 – 25 %.
